Property Manager / Controller

Small Culver City based real estate firm seeks a full-time property manager / controller

Education: College degree or equivalent in business management, economics, accounting, real estate, finance or liberal arts.

Experience: Minimum of five years experience in bookkeeping, and property management and/or leasing of commercial real estate.

Qualifications:
Must have positive attitude and be able to work well with others
Must have excellent written, verbal and telephone communication skills
Must be reliable, have strong work ethic, take initiative and be able to work independently
Must be well-organized, and able to multi-task and prioritize tasks
Must be proficient in Word, Excel, and Outlook
Must be fluent in Quickbooks
Must be able to problem solve
Must be familiar with laws relating to commercial real estate
Negotiating and leasing skills
Must understand real estate accounting: bank reconciliations, collections, journal entries, accounts payable / receivable, common area maintenance tracking and reporting, expense coding, invoicing, entering bills.

Job Duties
Accounting: to include bank reconciliations, AR/AP, entering and paying bills, sending monthly rent statements, coding, making journal entries, payroll management
Property Management: to include managing day-to-day operations of multiple office and industrial properties, written correspondence with tenants and contractors, addressing and solving building issues, drafting lease amendments and modifying existing leases, CAM reconciliation, collecting rent and late payments, three day notices, manage eviction process, maintaining system for tracking rent increases and expirations, prepare budgets and forecasts for managed and owned properties, interfacing with legal counsel when required, interfacing with CPA when required. Work with brokers to ensure occupancy of properties. Monitor and coordinate the maintenance and repair of all building systems (HVAC, plumbing, electrical, interiors) with the building engineer.
